Preparing a Rochester Rental Property for Fall and Winter

Fall is the short window for preventing many winter emergencies. A documented walk-through of the roof, drainage, heating, exterior water, trees, and resident responsibilities can reduce cold-weather disruption.

Keep water moving away

Clear gutters, verify downspouts, inspect visible roofing and flashing, check grading, and address areas where snowmelt or rain can collect and refreeze. Water management protects roofs, masonry, foundations, and walking surfaces.

Prepare heat and plumbing

Service heating equipment as appropriate, replace filters, confirm thermostat operation, protect exterior plumbing, and identify vulnerable lines. Make sure residents know how and where to report a loss of heat or leak promptly.

Clarify winter responsibilities

Document who handles snow, ice, trash, exterior access, and vacant-unit checks. Verify vendors, emergency contacts, keys, and authorization limits before the first major storm.
